As a real estate agent, one of the most common questions I get from potential home sellers is, “When is the best time of year to sell my home?” In my opinion, the best time to sell is when it makes sense for you—as long as you have a comprehensive marketing plan. Here are three things you should keep in mind when deciding when to sell your house:

1. Planning ahead. Planning is essential for a smooth selling process. While it’s possible to list a house quickly, I recommend you prepare well in advance. If you’re considering selling in the next month, reach out early. This way, you’re not rushed and have a clear understanding of the process. Getting ahead of the game ensures that everything is in place before moving forward.

2. Be prepared to be patient. Selling a home in today’s market requires patience. The rapid pace seen during the pandemic, where homes sold in mere hours with multiple offers, is no longer the norm. Homes are still selling fast in some cases, but the timeline may be longer, depending on location and pricing. My advice is to be ready for the process to take time. Have a plan in place and make sure you’re not expecting immediate results.

3. Beat your competition in the market. When deciding when to list your home, timing can make a significant difference. Many sellers wait until spring, but by then, the market will be full of competition. To stand out, consider listing your home in January, February, or March. These months allow you to set the trend rather than compete with tons of other listings. Getting in early gives you an edge and helps avoid the frenzy that comes later in the year.
