“How is our housing market doing right now?” I’ve been getting this question a lot recently, and I understand why. This is the time of year when people plan their moves for 2025, but it’s difficult to know what you should do without understanding where the market is at. Here’s what you can expect for the new year.

1. Normalization is on the horizon. The answer we expect to see is a lot of normalization. The market is likely to calm down after the chaos, and as new homes start coming on the market, homes that have been sitting for a while may struggle. People are ready to move. It’s a new year, and life continues. If your home has been sitting, it might be time to re-evaluate your pricing, and marketing, or even consider working with a new agent.

2. You need to price your home correctly. If you’re getting ready to put your home on the market, it’s essential to prepare for pricing it correctly. Competition is likely going to be higher than last year, so pricing will be even more critical.

3. Buyer demand and interest. One uncertainty is how pent-up demand will play out. Even with increased competition for sellers, there’s potential for more buyers to enter the market as interest rates drop. This could help balance out some of the competition sellers will face.
